|Landlords – Letting a Property in London|
Letting a property in these ultra-competitive times needs an intimate knowledge of the local market, and few markets are as diverse as ours. We let properties to corporate clients providing top quality accommodation for senior executives on secondment to London, and we find family homes with ambassadorial entertaining spaces for the top echelons of the financial sector. Sandfords has a long track record helping academics at London Metropolitan University and the London Business School, consultants working in Harley Street’s thriving medical community and young professionals in the West End. The lettings team at Sandfords has an unrivalled knowledge of this market and the rents that it sustains.
We appreciate that speed is vital in getting new tenants in, as a void as short as a couple of weeks can make a severe impact on profitability.
Every new instruction is personally handled by the lettings manager, who will advise on the type of tenant to be sought, any work that might need to be done to attract that tenant, and an achievable rent. On instruction, our staff will prepare the necessary documentation to ensure all the legal requirements are met prior to the tenancy including preparing the gas safety record, the electrical inspection report and the energy performance certificate (EPC). We can also arrange for a professional inventory to be taken at the beginning and end of every tenancy, and for the property to be ‘deep cleaned’ if required.
Sandfords holds the largest stock of rental property in our area, and we have good reciprocal relationships with local sub-agents so the pool of potential tenants we can address is very wide. We are also in constant contact with a large number of relocation agents seeking top-quality accommodation for executives starting postings in London, mainly in the financial sector.
Sandfords is a member of the Association of Residential Letting Agents, so our staff are professionally qualified and we are fully bonded in case of loss. We are also members of the Property Ombudsman scheme. Deposits are held under the ARLA TDS scheme to comply with legislative requirements.
